（寶業(yè)集團(tuán)浙江建設(shè)產(chǎn)業(yè)研究院有限公司，紹興 312000）[摘要] 單元式鋼結(jié)構(gòu)工業(yè)化住宅體系是一種新型多高層工業(yè)化住宅技術(shù)，其主要特點(diǎn)為：由標(biāo)準(zhǔn)構(gòu)件組成基本單元，若干基本單元和鋪助單元組合成不同的住戶單元，若干住戶單元和輔助單元組成一個住宅單元，再由若干住宅單元組成一幢住宅建筑，并同時形成鋼框架受力體系；結(jié)構(gòu)體系和內(nèi)裝體系相分離（SI住宅）；實(shí)現(xiàn)設(shè)計(jì)標(biāo)準(zhǔn)化、生產(chǎn)專業(yè)化和施工簡單化(工業(yè)化住宅3S)。主要從體系研發(fā)背景、設(shè)計(jì)原理與體系構(gòu)成、新技術(shù)應(yīng)用及工程實(shí)例等幾方面對該工業(yè)化住宅體系的特點(diǎn)和推廣應(yīng)用前景作了介紹，并就體系系統(tǒng)研發(fā)對住宅產(chǎn)業(yè)化發(fā)展的重要性作了一定的探索。

The design principle is:a basic unit formed with standard components, basic units and auxiliary units combined into different household unit, number of household units and auxiliary uruts comprising a residential unit, and several residential units consisting of a residential building, and at the same time the steel frame stress system formed. This system adopts the structure system and interior system phase separation( SI residential) residential technology, and realizes the design standardization, specialization of production and construction of simple (industrialized residential 3S). The system characteristics and application prospects were introduced from the background of system research,design principles and system composition, new technology application and engineering examples. The importance of systenuc research to the development of residential industrialization was explored then.
