南京某公寓塔樓逆作法的結(jié)構(gòu)設(shè)計與分析

[摘要]南京某公寓塔樓建筑高度260m,由于項目開發(fā)進(jìn)度要求,對塔樓地下室采用逆作法施工。結(jié)合現(xiàn)場條件、塔樓結(jié)構(gòu)體系和基礎(chǔ)方案,確定了逆作法的施工工序,并針對逆作法工況對塔樓基礎(chǔ)和上部結(jié)構(gòu)影響進(jìn)行了分析。地下室采用鋼管混凝土柱,基礎(chǔ)采用鉆孔灌注樁。將地下1層設(shè)定為順作、逆作交界面,并在交界面處完成核心筒剪力墻以及外框柱的托換,并將順作、逆作交界處的連接節(jié)點以及樁基礎(chǔ)承臺設(shè)計為后連接節(jié)點。在地下1層樓板設(shè)置4個出土口,為提高施工速度,樓面梁都采用鋼梁。以上設(shè)計均建立在對塔樓基礎(chǔ)、豎向構(gòu)件及地下室樓蓋進(jìn)行順作、逆作工況及正常使用工況的包絡(luò)設(shè)計的基礎(chǔ)上。結(jié)果表明,公寓塔樓逆作法施工方案技術(shù)上可行,并可有效縮短預(yù)期工期。

Structural design and analysis of apartment tower in Nanjing using top-down construction method

Abstract:The building height of an appartment tower Nanjing is 260m. Due to the requirement of the project development schedule, the basement of the apartment tower  was constructed using top-town construction method. Combined with the site conditions, tower structural system and foundation scheme, the construction process of the top-down method was determined, and the influence of the top-down construction method on the tower foundation and superstructure was analyzed. The basement adopted concrete-filled steel tubular column, and the foundation adopted bored cast-in-place pile. The first underground floor was set as the interface of top-down and down-top constructions, and the transfers of corewall shear wall and outer frame column of the floor were conducted at the interface, and the connection node at the interface of top-down and down-top constructions and the pile foundation cap design were designed as the post connection node.  Four excavation openings were set in the slab of the first underground floor. In order to improve the construction speed, the floor beams were all steel beams. The above designs were based on the envelope design of top-down, down-top and normal use working conditions of tower foundation, vertical components and basement slabs. The results show that the top-down construction method of the apartment tower is technically feasible and can effectively shorten the expected construction period.
