舊辦公樓改擴建設(shè)計施工技術(shù)處理措施

［摘要］介紹了針對舊辦公樓原有布局狹小、預(yù)制樓板存在安全隱患、屋面滲漏、建筑立面過時、門窗破舊等進行的全面改造和擴建。重點分析了其中有關(guān)設(shè)計、施工方面應(yīng)用到的技術(shù)處理措施，包括地基壓密注漿處理、化學(xué)植筋、疊合結(jié)構(gòu)、基礎(chǔ)、砌體、混凝土結(jié)構(gòu)加固、節(jié)能保溫等，以及采用合理有效的技術(shù)措施取得的安全、經(jīng)濟等方面的良好效果。該項目改造成本只有新建項目的50%，而且建筑功能、節(jié)能效果、安全系數(shù)都能達到新建項目同等水準(zhǔn)，為我國舊建筑的改造提供了一個很有借鑒意義的成功案例。［關(guān)鍵詞］沉降縫; 壓密注漿; 植筋; 鋼結(jié)構(gòu); 柱下條形基礎(chǔ)中圖分類號：TU398.7 文獻標(biāo)識碼：A 文章編號：1002-848X(2016)05-0107-05
Technical measures on design and construction of reconstruction and extension of an old official buildingLiao Xiandong1, Wang Zhenping2(1 Shanghai Longilat Architectural Design ＆ Research Institute, Shanghai 200090, China; 2 Shanghai Xiaobao Steel Structure Co., Ltd., Shanghai 200090, China)Abstract:The overall reconstruction and extension of an old official building were introduced, considering problems such as narrow office layout, safety problems in precast floor, roof leakage, old-fashion building faade, old doors and windows. The research mainly focused on the analysis of the technical measures applied to the design and construction, including compaction grouting of the foundation treatment, chemically planted bar, laminated structure, reinforcement of foundation, reinforcement of masonry, reinforcement of concrete structure, energy-saving insulation and so on, especially good effects on the security, economic and other aspects due to these reasonable and effective technical measures. The cost of the reconstruction and extension of the project is only 50% of the corresponding new project, meanwhile the building function, energy saving and safety coefficient can reach the same level of the new project.
