［摘要］提出了爛尾樓工程續(xù)改建時(shí)的工作程序，探討了此類工程續(xù)改建時(shí)應(yīng)注意的幾個(gè)問題，即設(shè)計(jì)規(guī)范的選用、后續(xù)設(shè)計(jì)使用年限的確定、地震作用的取值、場地類別的劃分、結(jié)構(gòu)布置和結(jié)構(gòu)體系的修改、剪力墻約束邊緣構(gòu)件配筋及加固和借助抗震性能化設(shè)計(jì)減少爛尾樓工程的加固量等。

Working procedure and some attention points about reconstruction of an abandoned and unfinished building Qiu Canghu (Architectural Design Institute of China Academy of Building Research, Beijing 100013，China)
Abstract:With the subsequent design of a abandoned and unfinished building, the working procedure of the reconstruction is proposed.Some problems as follows about the building are discussed, the choice of design codes, the working life used in subsequent design, the analysisof seismic effect, the determination of site categories, the modification of structure layouts and system, the reinforcement and strengthening for boundary restraint elements of shear walls, the reduction of reinforcement amount of the abandoned and unfinished building by the use of seismic performance design.
