既有建筑綜合改造的社會需求與發(fā)展前景

(1 住房和城鄉(xiāng)建設(shè)部科學(xué)技術(shù)委員會,北京 100835; 2 上海維固工程實業(yè)有限公司,上海 200235)［摘要］隨著時代的發(fā)展進(jìn)步，特別是為了應(yīng)對能源危機(jī)的形勢和可持續(xù)發(fā)展的戰(zhàn)略要求，人們對既有建筑加固改造的范圍和方法逐漸突破了原有主要屬于結(jié)構(gòu)性加固改造的概念，而提升為一種“綜合性改造”的理念。改造不僅僅是從結(jié)構(gòu)的安全性出發(fā)，還對建筑物乃至整個建筑區(qū)域從空間、功能和效能上進(jìn)行改造，改造后可以實現(xiàn)建筑空間的擴(kuò)展、使用功能的提高、能耗的降低和使用舒適度的提升。最終的目的是滿足人們生活工作的需求，達(dá)到節(jié)能降耗的目標(biāo)，符合可持續(xù)發(fā)展的理念。［關(guān)鍵詞］既有建筑;綜合改造;綠色建筑;古建筑;舊城區(qū);舊工業(yè)區(qū)Requirement and prospect of comprehensive transformation of existing buildingsXu Ronglie1, Chen Mingzhong2,Huang Kunyao2(1 Committee for S. & T.,Ministry of Housing and UrbanRural Development, P.R.C，Beijing 100835, China; 2 Shanghai WEGO Engineering Co.,Ltd.,Shanghai 200235, China)Abstract:With the development of the society, especially to cope with the energy crisis and the strategic requirement of sustainable development, the area and methods of structural transformation have broken the original idea, upgraded to a comprehensive transformation. Structural transformation is not only from the structure safety but also the whole structure, even the building region, including space, function and efficiency. After transformation, the space of the building will be extended, the energy consumption will be reduced and the comfort will be improved.
