地鐵車站結合物業(yè)開發(fā)研究——以三香廣場為例

(同濟大學建筑設計研究院(集團)有限公司,上海 200092)[摘要] 城市地下空間是實施社會經(jīng)濟可持續(xù)發(fā)展的重要資源，充分開發(fā)利用地下空間已成為提高城市容量、緩解城市交通、改善城市環(huán)境的重要措施。我國城市地下空間開發(fā)利用的發(fā)展趨勢是以地下交通為主流的。隨著我國城市軌道交通建設的加快發(fā)展，人們對城市空間品質要求的提高，地鐵車站作為城市空間一個重要的要素，與城市地下空間有機整合的需求越來越凸顯。所以對不同功能的地下建筑整合設計加以分析和總結是十分必要的。本文首先提出了地鐵車站與物業(yè)開發(fā)兩種不同性質建筑整合設計產(chǎn)生的矛盾，總結了物業(yè)開發(fā)與地鐵車站整合設計時應注意的問題，最后介紹了三香廣場站結合物業(yè)開發(fā)設計模式的設計方案。[關鍵詞] 地鐵車站；物業(yè)開發(fā)中圖分類號： TU921，TU922 文獻標識碼：A 文章編號：1002-848X（2013）S2-0165-04作者簡介：王萌，碩士，工程師，Email:gd11wm@tjadri.com。Discussion on technologies of foundation pit by top-down methodWang Meng(Tongji Architecture Research Group, Shanghai 200092,China)Abstract: Urban underground space is the important resource of sustainable development. So the integration design and analysis of underground buildings of different functions is very necessary. The article first presents the subway station and the property development, the contradictions between two kind of different properties, then introduces the problems in integrated design.
